For us at THC, we are far more than a manufacturer with a keen eye for detail to help you to create a holiday site like no other!

In recent news, we have re-launced Flourish Stays in a NEW location on the outskirts of Frome with an additional 5 plots in the heart of the countryside. The owners made it clear quite quickly that they certainly didn’t want anything that resembled a Shepherds Hut and were seeking something that would attract the greener more affluent crowd that not only want a luxury stay but are equally conscious about their environmental footprint. We responded (of course with a big grin) THIS IS EXACTLY WHAT WE DO! :-D

We got together on site to look for potential plot options for the future five units followed by a list of outdoor suggestions to make the stays stand out. Over the months, we’ve sited the cabin, added new gates, fencing, landscape gardening and outdoor lighting with four more unqiue designs in the pipeline.

The Cabin

It all begins with Ctrl Alt., an innovative company who offer a new way to invest in alternative assets. The team reached out last year to see if we would like to place a cabin onto their site to be crowd invested - and this is exactly what we did! Fast foward a few months and we took the cabin into the heart of London. Yes… that’s right the heart of London - scary I know! To join the Ctrl Alt team at their premier event to showcase their lovely new asset, the Darwen 1 bedroom tiny house cabin. It was a huge hit with the cabin being invested within the first 10 days!

Ctrl Alt’s Premier London Event

Ready for Launch

The cabin was ready for its new home, in a lovely location on the outskirts of the Peak Dirstrict. It was remote and tranquil, every we needed for the perfect off-grid stay, and by that I mean 100% powered by solar power with the only connection required for human habitation was water. The 10 acre plot had unobstructed views with dark skies for star gazing. It was private with quiet lanes that surrounded the site, truly idylic! On site was a bunch of chickens, a recently planted food forest and a veg garden that the local farmer and a few friends attended to at the weekend. We loved the plot, the views, simply everything…until we hit the first hurdle. Due to its remoteness, we endured 6 months of trialing new water connections with little to no success. With no on grid water connection, we tried rainwater harvesting, a pump from the stream with a UV filtration system, almost anything and everything the experts could suggest. Sadly, we had to give up and seek another location with running water and were fortunate to have found the latest site in the heart of the countryside in Frome.

Profits & Future Potential

It’s no easy task setting up a holiday site, from building a customer profile and catering to their needs right the way through to branding and marketing of the cabin. We could take a large amount of the stress away from ourselves should we use Canopy & Stars, Coolstays or Unqiue Hideaways but as they take a chunk of the profits, after all of the hard work we’ve achieved, what’s another headache to make this truly outstanding!

So, what are we doing to promote the cabin?

-Instagram, Facebook & Pinterest posts using Buffer to schedule them weekly.

-Social media ads both local and in affluent areas as we are atrracting working professional couples.

-Paid magazine advertisements in the surrounding area

-Blogging 3 times a week plus a fully SEO optimised website to gain visitors

-Building up a newsletter list ready to promote special deals and promotions

-Encouraging referals and reviews with messages inside the cabin

-Paid placements on Airbnb and other sites in the near future

What type of income do we expect?

We are charging £180-£220 for this wonderful cabin. It comes with a well stocked essential kit as it’s a remote area with the addition of a welcome hamper with bubbles and an organic breakfast. We have upgrades from wine, whisky and cheese tasting kits as well as organic meat and vegan meat packs for the barbecue as well as booze stocking option to fill the fridge with their favourite tipple!

What are your running costs?

As electric prices go through the roof, we are ever so grateful to be running 100% off the grid saving us £1000s over the year. Other costs are listed below followed by a full breakdown of the take home profits.

Cleaning Fees - £3000 annually

Breakfast, Essentials & Hampers - £2250 annually

Marketing & ad spend - £1500 annually

Booking system takes 3% (predicted occupancy 70% = 252 days x £180 = £45,360) = £1360

Total profits for the site = £37,250 annually!

It’s a healthy return and would be an ideal asset to those with land and the financing for the cabin to gain the full sum. We are certainly happy with our situation with Ctrl Alt and the landowner receiving a healthy yield so everybody wins! Not to mention the space for an additional 5 units where we can all grow together!

Who manages what?

Since I’ve disclosed the full journey, I might as well continue with the runnings of the site. For us, it’s a simple split of office based jobs and physical jobs due to owners living on site and our access to better marketing tools.

THC team: Marketing, booking management, paid ads, website design, blogs, socials - just about anything that gets us a customer

Landowners: Maintainence of land, lighting, landscape gardening, outdoor decor, cleaning, washing of bedding etc and refilling the cabin.

Could you set this up?

We’ve had several meetings with small scale investors seeking to purchase these homes as an investment but lack the land to make this happen. Additionally, we know landowners who worry about the risk and time involved to run not only the marketing and management side but to deal with regular cleaning and restocking. As a word of advice, splitting the work reduces the load and offers a better stay with more minds being better than one. Whether you have familiy members or close friends who are looking at low risk investment opportunities, it certainly works if everyone can work together to make it happen.
