Can I get a loan for my holiday site?
Yes, you can apply for asset finance / development finance should you be an existing company or you can apply for other finance options, be it a development loan or bridging finance.
Why do you build in the EU and not the UK?
Our focus and passion is on sustainability and comfort for the end user. This means using products that simply don’t exist in the UK. When we realised that most of our materials (removing the middleman) came from the EU as well as our hardworking labour force being there, we realised that building in the Baltics and shipping them here would reduce fuel mileage reducing our carbon footprint. Our manufacturing base has Passive House approved architects, Passive House tradesmen and a full production team with over 30 years of experience who work with us to enhance our build methods and to increase our eco credentials with high-performing recycled materials. Since then, we haven’t looked back as we continue to innovate our products with new and modern build methods and materials.
If your factory is in the EU, do I have to pay additional fees for delivery?
Certainly not! We factor in the cost of delivery to the UK with the only cost being from our siting teams location in the midlands to your location. Upon arrival, our UK team will be on the ground to remove the protective membrane from the home and to set up your prepared connections ready for you to move in. The cost is calculated per mile and the complexity of the delivery, i.e are cranes, HIABs and other personnel required.
Can I get a loan for my Tiny Home?
The short answer is yes, but you will not be able to get a mortgage for a tiny home. Many banks will provide you with a personal loan or you can apply for a business loan should you be using your model as a holiday let. Alternatively, our larger models purchased with land will allow for a self-build style loan. We’ve tried to ensure that all of our models are competitively priced, allowing you to easily afford to purchase them either in one-lump sum, or to take out a small loan to cover the cost. We also offer asset finance on request.
Can you arrange a site visit?
Absolutely! If you require a site visit should you be unsure if you land is suitable for our models, we can arrange a 1-hour visit to your home for £150(inc VAT). Should you be further than a 3.5-hour drive from our location, it is an additional £100 + VAT to cover the cost of a hotel. The site visit will cover the groundworks, delivery and siting support (what could be an obstruction and how the home will be sited) plus time for general questions to be answered.
Who would live in a tiny house?
Great question! We receive requests from all walks of life, from today’s young professionals choosing tiny houses as their first property, older couples choosing to downsize as their family have flown the nest. We have single businessmen wanting a calm place to live away from the stresses of work and equally a plethora of Nomadic workers who want to work and live in harmony within nature. So in short, just about anyone can live tiny!
What does my tiny house include?
In short, anything that is screwed down such as a fully integrated kitchen (including the washing machine for some models and the fridge) and fully fitted bathrooms with composting or flushing toilets, some storage is included (see spec list of each model), staircase storage. Lights, switches, sockets, flooring, exterior and interior cladding, windows and doors. We don’t include the steps to the front of your home and we don’t provide mattresses, soft furnishings etc unless requested for an additional fee.
Can I live ‘off-grid’ in the Tiny house?
In short, yes, most of the time. Our homes have been designed to use less energy needed to run the average home allowing our models to run off solar panels most of the year. That being said, should you live in a grey cloudy area or you like to use a LOT of energy, think hairdryers, washer/dryers, heating on extensively and all the lights on like its the Blackpool illuminations, then sadly you may need some additional power to run your home. Can I View Your Homes?
In 2025, we’re excited to open our Showroom HQ, whereby we’ll be adding not only cabins and lodges to view in person, but a VR area to view all of our range in a recreation of what we offer.
Can you help me to plan my new site?

What do I need to prepare on my land?
Prior to delivery, all groundworks, water, waste water connections and electric connections will need to be ready for us to set up yours home on the same day they arrive. As the manufacturer, we are not responsible these connections including connections to soakaways, sewers etc, however, we are always happy to support you with the preparations including liasing between yourself and the groundworks team to ensure they have prepared everything accordingly.
What happens if my land isn’t ready for delivery?
Should we arrive to discover that your land isn’t ready for delivery, i.e the ground is too soft, site access issues that were not mentioned previously etc then the home will be placed in a secondary location, either one of your choice or a rented location from ourselves. Once the land is ready, the home will be redelivered and will be the customers responsibility to pay for the redelivery and any costs incurred from the rental plot.
Are your homes eco friendly?
The word ‘eco’ has been thrown about quite a bit. Anything can be ‘eco’ should you do one green-fingered thing right, hence why we don’t like this word. But yes, our homes are extremely eco-friendly with the use of Huntonit boards which are made of specially designed Plywood, which is allergy-friendly. Our timber frame design is built to last, using wood from FSC woodland. Our super-insulated structure creates an ultra-performing home to reduce yearly energy bills as your home will require far less heating to warm it up as well as to maintain the temperature. We are always innovating with the newest idea is to add a lush cork finish to the exterior as a fantastic insulator and super eco product for sequestering carbon dioxide, meaning it is a carbon-negative product.
Do You Ship Internationally?
Yes, we do!! We currently ship throughout Europe and the UK/Ireland. We’re exploring the US but for now with shipping costs being extremely high making it much more costly.
What’s The Maximum Size Home You Can Build?
Currently, we can build one complete module up to 12m L and 4m W. We can also arrange a modular home with two modules that zip together such as our Jay model.
What’s it like living in a Tiny Home?
While everyone lives in different ways, living tiny allows people to have a sense of freedom from a mortgage-free life to more time doing the things that you really love. A recent study showed that 55% of those who live in a tiny house have more savings than the average American (unfortunately there’s not enough data in the UK as there are less tiny house owners!)
Another bonus is the simplicity of the lifestyle as people typically live more minimally, leading to a happier life. When we remove the unnecessary ‘stuff’ we appreciate what is important and enjoy life in a different way than we once did. Another reason why people choose tiny house living is to escape the ‘rat race’ with minimal bills to pay and potentially reduced working hours so that they can save for the future or even invest time and money into a new business.

How many can you delivery at once?
Depending on your site and chosen models, we can delivery between 5-8 units each time. To understand how many we can deliver in one day, we would arrange a site visit to discuss the site access and to decide how we will set up on the day. Our general capacity is to construct up to 8 units per month with a delivery team on hand ready to ship them to your location.
How long does it take to buy your models?
From the day of booking with a 10% deposit, you can expect your home in as little as 6 weeks and up to 16 weeks. This is dependent on the model, size and number of units ordered.
Which models are popular?
Depending on the site you are seeking, we have a range of popular models. For example, a quirky site designed for ‘cooler’ more modern stays would be the Darwen cabin. The Skylark has become a popular choice for family and lodge stays with this being our most popular booked model for 2024! We also have a set of new lodge designs ready for the 2023 and we’ll be at the Stoneleigh Park Home & Leisure show in June (9th - 11th).
Can you build customised homes?
Well, that depends. To create a design from scratch, there’s a lot of intensive labour to even begin the construction phase. Within reason, we can build a custom design with the expectation that it will take approx an additional 4-5 weeks to complete the home including an additional 30% more than our typical builds.
Is it cheaper to purchase multiple units?
Yes, we do offer small discounts for orders over 5 units of the same model or 10 units of any kind. Should you want to request a quote, please email info@thetinyhousing.co with your quantity and chosen model.
Can I Put My Tiny Home Anywhere?
For landowners with a smallholding, you can place up to 5 units on your land without planning for holiday rentals. This is a general rule of thumb, however, should you have neighbours that may not like your plans, we do recommend getting in touch with your local planning officer. For those seeking to purchase land for a tiny house, we recommend looking at equestrian land or brownfield sites that are unusable for other types of homes. Should you be looking to rent a plot, you can search for land and farm Facebook groups to ask for a small rental plot for your tiny home. For garden use, you can place them within the curtilage of your garden providing they don’t shadow or overlook any of your neighbours.
What groundworks do I need to do?
We offer a movable trailer that can be towed by a tractor or a large 4x4 truck or ground pads for temporary planning (or ground screws for a permanent dwelling) to ensure our models can be placed on several different types of ground. Before we arrive, your ground will need to be level with either a concrete foundation or sturdy base for the home. This is to ensure the home does not sink into grassland. We are happy to assist you with support on what to prepare with an in-depth consultation provided prior to booking your build.
